We are looking for a Maintenance Tech II to join our housing community and work for our Birchwood Apartment Complex in Eagle River, AK!
***This is a Monday - Friday 8am to 5pm position with a 1-hour lunch; must be available for ON-CALL 24 hrs daily to address emergencies; will be required to drive to pick up supplies. ***
POSITION SUMMARY: The Maintenance Tech II assume responsibilities for overall maintenance of property. Responsible for preventive maintenance, painting and repairs inside and outside the property to provide a safe, attractive and orderly environment for the benefit, use enjoyment protection of residents, staff and visitors.
CORE RESPONSIBILITIES:
1. Plan, schedule, supervisor, delegate and participate in maintenance and repair work, including, but not limited to masonry, carpentry, painting, gardening, plumbing, electrical, refrigeration, air conditioning and heating, monitors staff for completion of work in a timely basis. Supervise outside repairs and contract work authorized by the Community Administrator.
2. Make recommendations to Community Administrator on necessary maintenance repairs, preventive maintenance, and property improvements.
3. Perform Preventive Maintenance:
A. Perform and maintain accurate records regarding preventive maintenance on building, grounds, facility, equipment, service requests, apartment make-ready, and periodic inspections. Perform scheduled maintenance on all equipment based on the manufacturer's recommendations. B. Maintain a current inventory of maintenance supplies, tools, equipment and stock. Order approved supplies, materials and equipment for the Maintenance Department as needed. C. Conduct routine tests of various systems and equipment, including, but not limited to emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, hall lights and hot water system.
4. Repair and paint the building exterior as needed.
5. Maintain adequate lighting for interior and exterior of property.
6. Schedule and expedite work order request.
7. Assist in planning and implementing department budget.
8. Maintain a clean and orderly storage room.
9. Must be capable of using and climbing extension ladder to access roof, windows, and siding to make repairs as needed.
10. Performs daily audits of boiler room and record gauge and meter readings.
11. Safety:
A. Know, follow and enforce facility safety rules. B. Demonstrate proper use of equipment; report equipment needs or repairs. C. Follow and enforce facility smoking policies. D. Report and document incidents or accidents involving residents, staff or visitors to the appropriate facility personnel. E. Oversee and inspect quality and ensure adherence to safety and building regulations. F. Ensure quality of contracted services and enforce adherence to safety and building safety. G. Understand and implement established emergency procedures.

H. Maintain MSDS book and instruct maintenance staff in its use.
12. Complete required training.
13. Available to work on-call to insure that twenty (24) hour maintenance is provided to the properties. -
14. Must be able to lift and carry fifty (50) lbs.
15. Must be able to perform emergency maintenance as requested.
16. May be required to live on site.
17. May be required to drive a motor vehicle to pick up supplies.

QUALIFICATIONS:
High School diploma or equivalent.
2. Graduate of trade or vocational school, with courses in blueprint reading, mechanical drawing, carpentry, plumbing, HVAC equipment, refrigeration and electricity preferred.
3. Minimum two (2) years full-time experience in building maintenance to include construction or maintenance of equipment and utilities preferred.
4. Knowledge of state building, plumbing and electrical codes and ordinances.
5. Know how to turn the main water valve and power off in case of emergency.
6. Knowledge of basic machinery and tools.
7. Ability to follow oral and written instructions in English.
8. Ability to read, and write in English.
9. Ability to work within federal and state regulations, Volunteers of America facility policies and procedures.
10. Ability to utilize computers and other electronic devices for task suck as timekeeping and documentation.
